DESCRIPTION
Nestled in the southern
tip of the Adirondack Park, this four season camp is close
enough to be your destination every weekend. The camp sits
about a thousand feet down a well maintained side road.
This gives you the quick access to the area without all
the traffic. Situated on wooded 12.3 acres, the 975 feet
of road frontage give this Adirondack style home its space
and privacy. Just a three to four minute drive brings you
to six of the area lakes. With thousands of acres of State
Land nearby, the possibilities are endless.
I purchased
this property late last summer. I'm a self employed carpenter,
working with just one assistant. For several years, I have
been taking one property at a time and doing a total
renovation. I have a couple of good contacts with the local
real estate agencies, but I do a lot of the searching for
myself. It takes a lot of hours of driving, doing
research, and writing letters, but the setting and
location has to be right.
After seven
months of working seven days a week, I'm nearing
completion on the total renovation of this 1940 camp.
Starting at the foundation, which has been reinforced, we
jacked and leveled the structure. Here, a happy medium had
to be reached to make things acceptable, but not to weaken
anything. The complete roof and upper structure was
removed, and the gable style roof built to allow room for
the two spacious bedrooms. The interior was totally
stripped and all the floors were reinforced with new
framing. Then came new doors, windows, wiring, and
insulation. The installation of the log cabin siding
really started to bring a personality and atmosphere to
life.
The interior
of the front porch is stained wainscoting. The porch leads
into the living room. With knotty pine walls and a
cultured stone section of floor and wall for a woodstove
or gas log setup, it's very cozy. All the interior pine
has been fine sanded and had three coats of lacquer to
leave the natural beauty of the wood. Lacquer preserves
the wood, and leaves it smooth to the touch and completely
washable. An open doorway leads to the kitchen/dining
area. Here, a wall section of the original cabinets were
saved to retain some of the original camps heart and soul.
Cherry base and wall cabinets were added that blend good
with the old, and give the kitchen it's needed work area
and storage. The new full bath has a shower/tub unit,
washer dryer hookup, and tile floor. The first floor is
all quality DuPont laminated flooring in a antique hickory
plank style. The porches are done in rug.
Off the dining
area, what was originally a bedroom was used to house the
new staircase. The stairs were custom built of knotty and
yellow pine. The walls and ceiling of the staircase are of
knotty pine. The two bedrooms are done completely in knotty
pine, both having spacious closets. The side walls are
recessed to leave part of the roof beams exposed. This,
along with the Adirondack style ceiling fans, and spacious
arch top windows, really gives the bedrooms a look and
feel all their own. The upstairs is done in a neutral
color Berber rug. Both the wall sconces in the living room
and staircase, and the kitchen/dining area lights are
trimmed with antiqued brass branches with leaves.
A spacious
rear porch overlooks the mature woods of the backyard, and
with insulated walls and ceiling, could be left open to
the cabin year round. The back third of the parcel is a
grassy wetland that adjoins a large pond on the
neighboring property. Besides being a natural draw to
waterfowl and wildlife, this gives the property a natural
rear boundary, and also ensures the future of the
Adirondack wilderness of the neighboring property. There
are two "islands" of land that jut out into the
grassy wetlands that are accessible and make a really nice
place just to sit and enjoy the wilderness setting in the
privacy of your own backyard.
Winter set in
before I got the new septic system in. A new drilled well
and septic are included in the price and will be installed
as soon as winter gives up its grip. Being brand new,
that's $15,000 the new owner won't have to look forward to
in the future. A Gibson propane furnace is the main heat
source, while the chimney for the woodstove/gas log setup
would be an aesthetic alternative or backup. As I'm still
working on it, I'm open for ideas, changes, etc. I now
live in a small nearby town. We've purchased a place about
20 minutes north of this property, so I'll be nearby in
the future if anything arises such as repairs, or just to
swing by and check on the place if your not up for a
period of time. All this cabin needs is some furnishings
and a personal touch of your own, and it's ready to enjoy
for years to come.
