DESCRIPTION
Located just south of the Adirondack Park, here's a home that's got it all going. As a self
employed carpenter, this is the product of twenty five years of doing improvements and
finally an addition. Now with both of our kids grown up and on in their own directions,
we're moving further north.
Johnstown is located in Fulton County. With a population
of approximately 10,000, it's a nice setting. Just five miles from the throughway at Fonda, it's a drivable commute to
Albany, Saratoga, and Utica. Through my occupation of locating and rebuilding camps
for re-sale, three years of looking for others brought us to a little gingerbread type camp
with a mountain for a back yard and state land for miles in three directions. So we're
going to camp, and we're not coming back.
The main floor has three bedrooms, including the master in the recently finished
addition. Actually, we haven't moved to the new bedroom because I've got to finish
installing shelves, etc., in the walk in closet. The addition also includes a new tiled master
bath with acrylic tub/shower unit. One of the other bedrooms could be used nicely for a
computer room or office. The downstairs has what I was setting up to be an
"in-laws" apartment. There's a large room that plumbed and has the electric run so that it
could be a kitchen/dining/living room. A short hall leads to closets, the bathroom, and a bedroom.
I've just finished installing hickory pattern Pergo flooring in the larger room and halls.
The lower entrance has a hall that goes to the apartment, the spacious laundry room, and
also to the rear "storage room" which is the basement of the addition. I'm currently about
to pick out tile for the lower entrance and laundry room.
Both the downstairs and original part of the upstairs boast wide natural wood trim.
The living room on the main floor has raised pine panels, a built in entertainment center,
and a full patterned wood ceiling with wide crown molding. There's currently a cultured
stone section where we've always had the woodstove. I'm thinking of putting in a gas log
type setup for the appeal without all the work, but I'm waiting and leaving some
decisions to be made by the buyer. I really want to find someone who is delighted with 95% of the current home, and then we can settle on what alterations would have to be
completed so that their 105% pleased.
We've always heated with wood with an oil backup. The top cover on the
woodstove opens and we keep a cake pan filled with water. Each to his own, but to me, feeling the heat radiate through the moist air is something that can't be beat. I plan on offering to hook up to the available natural gas and put in a new high efficiency gas furnace. The duct work is 90 % complete.
The addition included enlarging the kitchen and I had temporally re-installed the old cabinets. I felt that I would include the new kitchen in the price, and let the buyer pick out their kitchen. I was advised by a friend who is an experienced real estate dealer that a lot of people can't visualize such a change, and that banks want to see things finished. After picking up the new dishwasher tonight, the maple cabinets with beveled edge counters and island have added up to almost ten thousand. But, I guess my friend was right: what a difference. We put finished hardwood floors in the kitchen/ dining room and also the master bedroom. The windows through-out are Anderson. The new front foyer off the kitchen has a small set of oak stairs with a closet on the landing. I spent my front porch fund on the Therma-tru entry door with sidelights. As this was always to be our home, I've always tried to do things the best way, even if it meant waiting on the next step.
The hallway off the dining area has a set of Anderson sliding doors now equipped with a set
of stairs, but it's set up for the future attachment of a deck to overlook the spacious back
yard.
The whole roof was done
approximately a year ago with quality architectural shingles. The
siding is lifetime guarantee Georgia Pacific.
The house sits on an acre and a half lot at what used to be the end of a dead end
street. There is now a road extended to accommodate an upscale subdivision that
will eventually have nine houses; each on several acres. I had hoped to get started on the
landscaping, but I feel it's a little late for that this season. That's what will turn this home
into an estate. It's not unusual to see deer, fox, and turkeys on and near the yard. There's
a elementary school just two blocks away with grocery store and strip malls being about
five blocks. I just recently got my son to help with the
