Two
adjacent 56-acre waterfront lots are offered, each with
1,500’ of shoreline and extensive road frontage on Route
374. Also, the south lot is accessible from End O'Lakes Road, and the northern parcel is accessible from
Bunker Hill Road.
The
beautiful Chateaugay Lakes
system consists of four parts: the large Upper Lake, the
Narrows, the Lower Lake, and (northernmost) the Outlet, being almost a mile long
and averaging 300 feet in width. Our property is on the
Outlet, the quietest, most peaceful and least developed
part of the Lakes system. The Lower Lake, great for all
sorts of boating, including sailing and water skiing, is
just “around the corner” from our southern lot, about
two minutes by boat at idle speed. The Outlet is great for
fishing, canoeing, kayaking, swimming and pontoon boating.

The
Outlet is home to about 40 of the 550 or so properties on Chateaugay
Lake. Most of these 40 properties are on the west side of the
Outlet and the lots offered make up about two-thirds of
the opposite (east) side. Our own summer home of 20 years
is on the Outlet. The Forge Dam, rebuilt in 1997, is about
a quarter mile north of our northern lot. The Chateaugay
River begins at the dam and flows north into
Canada.
The
property is home to deer, foxes, blue herons, ducks and
other wildlife. The northern lot has a large open meadow
of about 20 acres. All of the rest of the property is
woods and wetlands, with about a third of it designated as
wetlands. Forest
includes mixed hard and softwoods. There are no structures
on either lot. A logging trail runs down the middle of
both properties, north to south. Single house sites and
septic systems have been approved by the APA for each lot,
as well as access and electric line routes.
Presently,
the lots are still joined as 113-acres with 3,000 feet of
shoreline. But we have an approved subdivision from the
Adirondack Park Agency to sell them as separate lots. We
will pay all surveying and legal fees to complete this
subdivision, and we will provide Warranty Deeds. Each lot
will be sold with a covenant that it cannot be further
subdivided into more than two lots, keeping the property
in good natural condition for wildlife. When we sell one
of the lots, the second one may be taken off the market.
Choose
either lot at this price. We are willing to owner-finance
either lot with a minimum $95,000 down payment.
