DESCRIPTION
I previously had worked on a camp for almost a year, and then my girlfriend and I
changed our plans. We decided to put the camp and our home on the market and rebuild
one last time. After listing that camp on this site, I soon learned that there's quite a desire
for properties such as the one I rebuilt. On that property, the first person who contacted
me drove out 800 miles from Indiana, looked the property over with an inspector, and we
made a deal. After conversing with several of the other people who contacted me, I
started looking for other properties. I had listed that property as being in the southern tip
of the Adirondack Park, and "being close enough to be your destiny every weekend".
That seemed to be a very big part of the interest people had.
I'm a self employed finish carpenter, and although financially stable, I don't have
endless funds. Because of this I've spent countless hours in my search and looked at
hundreds of properties. I'm in contact with one of the main local realtors, but I focus on
locating a parcel of land or a property I feel stands out above the others, then I research
and write the owner.
This a property I recently purchased. A couple of my friends just kind of looked at
me when I told them I was buying a church. This structure was St. Barbara's Church, and
is located in the Town of Caroga Lake. It was built in 1900, and for being 107 years old,
has withstood the test of time and is in amazingly good shape. Being a carpenter, the
more I looked at it, the more the possibilities grew. The dimensions are
approximately 40 by 60 feet with a floor space of 2,400
square feet. The main part of the structure is on two foot thick
stone/concrete walls. It has a 18 by 40 full height basement, with the rest being a four
foot high crawlspace. The "wings" on the sides are supported by pillars. The interior is
mainly one large room, and walls and ceilings are all wainscot. There's an attic
crawlspace over the main cathedral ceiling, so I believe this could be insulated without
having to remove the wainscot. I'm listing it on this website because I have another
property in the works, but if I don't find a buyer by fall, I'll be taking it off the market. It
will be my winter project to get a good start on converting it to an Adirondack style
home.
I would start by removing the little steeple and front porch, and putting on a full length front screened porch. This, if planned right, would remove a good portion of the church look. I would the have a foyer entering in to a large living room with the cathedral ceiling. I haven't put any floor plan down on paper, but I feel the most esthetic use of the rest of the cathedral ceiling would be to install a floor, and have stairs leading up to two spacious bedrooms. Dormers could be added to the bedrooms on either side to enlarge them and enable the installation of windows. Depending on finances, a stone fireplace would be a great addition to the living room.
The structure is located on a half acre. The land on one side and across the street is owned by prominent family from down the line. Presently, there is no sewer or well. I've contacted a well drilling company I've done business with in the past, and another contractor for the septic. The estimates I was given add up to about fifteen thousand. The end product would be about
3,000 square feet of floor space, and although I haven't started an estimate,
I believe it could be completed for less than what it would cost to build something half this size new.
