DESCRIPTION
Large, newly constructed lakefront house set on 13 acres of private wooded property with 450 feet of shoreline on pristine northern Lake Champlain. Spacious kitchen/family room area with great views of Mt. Mansfield (Stowe, Vermont). 5 bedrooms (sleeps 10), 2.5 baths, nicely furnished interior, and large cedar deck great for quiet relaxation and dining while enjoying the serenity of this private, lakeside home. 12 x 16 post and beam cabin located adjacent to house with 2 single beds. House is located on private road, 3/4 mile off paved road, nestled within a 100 acre private community spanning over 1 mile of lakefront.

AMENITIES
Interior - Wood burning stove, fully equipped kitchen, bar top with bar stools, dishwasher, microwave, toaster, coffeemaker, blender, dishes, pots, pans utensils, and sharp knives, washer and dryer, satellite TV, stereo with Bose speakers, and VCR/DVD player, wireless high speed Internet. Bed linens are available for an additional cost. First floor bedroom and shower, ceiling fans in all bedrooms including dining and living rooms. One downstairs/main floor bedroom with a double bed, and four up stairs bedrooms. Two of the upstairs bedrooms have a double bed in each with great views of the lake, and the remaining two bedrooms have two single beds in each. Hence beds for 10 persons in the main house, and two additional single beds in the guest cabin.  The use of the guest cabin is included in the 12 person rate.

Exterior - 14' x 50' deck with picnic tables, chairs, gas BBQ grille, flower beds, large grass lawn for kids to play, fire pit and firewood surrounded by Adirondack chairs for lakeside campfire. 100' of private pebble beach, 100' dock, 3,600 pound boat hoist with electric winch, canoe, and two kayaks (one tandem, one single). Rowboat with motor (available for an additional cost). Tennis court also on the property. Various bicycles for all ages.

ACTIVITIES AND ATTRACTIONS
Swimming, boating, fishing - mountains and numerous hiking trails at nearby Adirondack Park. Twenty minutes from the Canadian border. Montreal, Lake Placid, Saranac Lake and Burlington, Vermont all within a one hour drive. Boat tours on lake include rides to Isle La Monte for breakfast, tractor wagon rides. There are two public boat launch sites locate within five miles of the house, one to the north and one to the south.

RENTAL RATES
July and August weeks $2,950 for up to 10 Guests and $3,350 for 12. 
Last two full weeks in June and first two weeks in September $2,400. 
Off season non holiday weeks, from mid September to mid June, $1400 a week for up to 10 persons. 
Off season holiday weeks $1,750 for 8, and $2,000 for 10.  
Shorter or longer term offers always considered. Repeat renters are given a preference and discount.
