The home has 3+ bedrooms and sleeps up to 10.  There are two full baths, a modern fully equipped kitchen, living room with wood burning fireplace, dining area, finished basement recreation room, large open air wood deck on 1.7 private wooded acres.  There are three bedrooms on the 2^nd floor with a full bath.  The master bedroom has a queen bed.  There is a full bed and two twin beds in the other bedrooms.  Each bedroom has a spacious closet, as well as, a dresser drawer for clothing and storage.  The modern kitchen is equipped with a full size refrigerator, electric stove, dishwasher and microwave.  There are ample cupboards and pantry space for dry food storage.  The kitchen is fully equipped with cooking and eating utensils.  There is a 2^nd full bath on the main floor.  The finished basement sleeps up to four and has two twin beds and a full bed.  Recently remodeled with wall-to-wall carpeting, a gas stove, and DVD player, the finished basement is a perfect recreation room and sleeping area for teens, children or a small family.  There is a laundry room off the basement recreation room with washer and dryer.  There is a large open-air outdoor deck with access from the dining area off the main floor.  The deck offers spectacular views of 13^th Lake Mountain, fireflies and starry nights.  There is an outdoor gas grill for barbequing.  “Lakeview” lies on 1.7 wooded acres and has a lovely natural meadow and lawn area for on-grounds recreation.

“Lakeview” is within the Garnet Hill Homeowners Association, which is a community of 100 homeowners on 635 acres.  The Association is on 13^th Lake , a pristine, undeveloped “forever wild” lake.  There is a spacious private sand beach, roped off swimming area with two floating docks, as well as, a canoe/kayak launch and dock area.  There is a lifeguard on duty throughout the summer season.  The renowned Garnet Hill Lodge lies within the Association and offers 30+ miles of groomed cross country ski trails for unparalleled cross-country skiing and snow shoeing throughout the winter season.  The cross-country ski center is rated among the top 10 in the country.  The trails are perfect for mountain biking and hiking in the spring, summer and fall.  The Lodge provides cross-country ski, snowshoe, and mountain bike rentals, as well as, maps for the many spectacular hiking trails within the area.  Tennis is also available at the Lodge. Garnet Hill Lodge also has a year round restaurant and “Miners Pub” should you desire a delicious dining or Irish pub experience.

“Lakeview” is approximately 10 miles from the Gore Mountain Ski Resort.  Gore Mountain is one of the premier downhill and snowboarding centers in the Northeast and is an easy 15-minute drive.  “Lakeview” is a perfect home base for a great ski vacation with downhill skiing at Gore Mountain and cross-country skiing nearly right out the front door!  You can enjoy a comfortable home and winter wonderland at “Lakeview” while still having great proximity to Gore Mountain Ski Resort as a tranquil alternative to a crowded ski condo.

There is no lakefront residential development on 13^th Lake. However, “Lakeview” is an easy 10-minute walk or two-minute drive to the private, spacious sand beach.  13^th Lake is an unspoiled, pristine lake renowned for its excellent swimming and trout fishing.  There is abundant wildlife in the area, and many loons and beaver make 13^th Lake their home.  The lake offers spectacular mountain views, as well as, excellent canoeing and kayaking.  Motor boating is restricted on the lake.  There is a number of exhilarating hiking trails around and off of 13^th Lake , which is within the protected Siamese Pond Wilderness area.  The Hudson River, at the bottom of Garnet Hill, is less than four miles from “Lakeview”.  The Hudson offers spectacular white water rafting as North River is home to many of the rafting tour companies in the area.  The Hudson supports excellent trout fishing and is a popular kayaking spot as well.
