Adirondack "By Owner", LLC Owner's Notice

Adirondack "By Owner", LLC is not a real estate broker or agent.  We are an advertising service for individuals who are selling or renting their personally owned real estate on a "by owner" basis. We charge a yearly listing fee. We make no commission if you sell or rent your property as a result of our advertising services.  If you list your property on our website, any interested parties must contact you directly if they are interested in your property and/or to obtain additional information about your property.  We are not your agent and we cannot supply any information to the public about your property other than the information you provide to us when you complete the listing process.  We urge you to consult with an attorney before attempting to sell or rent real estate on a "by owner" basis and especially before entering into any contract, agreement, or lease relating to the sale or rental of real estate.

Once you activate your property listing with us, no refunds will be given if you discontinue your listing before the expiration of your paid period, regardless of the reason. 

We reserve the right to remove any property listing at our discretion based upon one or more complaints received from the public, in which event you will receive a pro rata refund of your listing fee, less a $50 service fee.

Only one property is permitted per listing, however, if the units are connected or adjacent (close in proximity) to one another, you may post them as a single listing.

You must provide accurate, truthful information when posting your listing, including its location and amenities.  If we discover one or more significant inaccuracies in the information provided in your listing, your listing may be removed without refund.  Please note that we do require that the contact phone number and email address you display on your listing must be your own -- not that of a real estate broker or agent.  Providing contact information for a friend, family member or employee who manages the property for you is acceptable.  Real estate brokers and agents may only list property that they personally own.  Substitution of properties is not permitted.  Failure to abide by these policies may result in a listing being removed without refund.

All real estate advertised with Adirondack "By Owner", LLC is subject to the Federal Fair Housing Act of 1968 which makes it illegal to advertise "any preference, limitation, or discrimination based on race, color, religion, sex or national origin or intention to make any such preferences, limitations or discrimination." Adirondack "By Owner", LLC will not knowingly accept any advertising for real estate which is in violation of the law.  All persons are hereby informed that all real estate advertised with Adirondack "By Owner", LLC is available on an equal opportunity basis.
